Hi,
I am in the process of purchasing a semi-detactched property that is PRC Airey in origin and originally owned by Forest of Dean Council. It was repaired back in the early 1990's along with the adjoining house and they now look like regular brick houses. My mortgage provider have requested evidence that the property has been correctly repaired stating:
"Evidence must be provided that the property has been repaired under a recognised repair scheme licensed by PRC Home Ltd or to NTHAS Category 5"
The current owners (they purchased the property around 8 years ago) do not have a copy of the original PRC Certificate or PRC License.
They have supplied me with a copy of an Alan Cairns Associates retrospective certificate from 2016 that says the property has been repaired in accordance with the criteria set out by the Halifax plc accepted scheme - Structural Refurbishment Scheme for Airey Houses.
My mortgage company has rejected this as they say it does not meet with their guidance that there must either be a PRC Homes Ltd Certificate or Confirmation that the repair scheme was licensed by PRC Homes Ltd.
The sellers solicitor has countered and stated they believe this should be enough as they have a mortgage. Just wondering who I should push in this situation as I dont know if it is my mortgage company not understanding that this certificate/scheme is one licensed by PRC Homes Ltd or whether the seller needs to acquire a different certificate or go back to Alan Cairns Associates to change the wording.
If you need any more information to assist me then please ask.
Thanks in advance for any assistance.
Hi Adam,
I'm doing some research on a repaired Airey property with NTHAS Category 4 and came across your post.
Lenders change their policy all the time, and while they may have accepted a property in the past, they may not accept it now. Even if you applied for a mortgage with the lender that currently has security against the property, it's not guaranteed they will accept it for a new owner. I appreciate this probably doesn't help much (particularly 8 months after the OP).
