Skarne LPS (Large Panel System) Dwellings

SKARNE IDENTIFICATION
Constructed as bungalows and 2 and 3 storey terraced houses and flats.
The roof was of flat roof covered with a layer of asphalt.
The front and rear external walls are constructed of timber boarding or exposed aggregate textured Precast Concrete (PC) panels.
The Flank or side walls were of traditional brick construction.

SKARNE Dwellings are NOT classified as defective under housing act legislation.

GENERAL NOTES FOR SURVEYORS AND ESTATE AGENTS.
Cracking and spalling of concrete components in a number of dwellings has been noted during surveys and inspections.
Badly corroded steel ties have also been documented..
Rain penetration has occurred through poorly maintained asphalt roof membrane.
Defective and/or degraded internal roof drainage pipes have been noted.
High rates of carbonation and significant chloride content in precast Concrete (PC) panels has been found.

Asbestolux insulation Panels used in walls. Asbestos insulating board (AIB), also known by the trade names Asbestolux and Turnabestos, is an asbestos-containing board formerly used in construction for its fire resistance and insulating properties.⁽¹⁾ These boards were commonly used in the United Kingdom from the 1950s until production ended in 1980. AIB is 16-35% asbestos, typically a blend of amosite and chrysotile, though crocidolite was also used in early boards.

Substructure: PRC ground beam (1). Concrete slab. DPC.
External walls: Front and rear walls of storey height timber frame panels (2) clad with timber boarding (3) and lined with plasterboard (4). 3/4″ polystyrene insulation between frame studs (5). Hessian based
bituminous felt (6). Tanalised timber sill (7). 1″ Asbestolux fire stop (8). Galvanised RSA cleat (9). Galvanised MS fixing cleat.
Flank wall of brick (10), cavity, 1/2″ polystyrene insulation (11), storey height PC panels (12) seated on mortar bed.
Zinc fire stop (13). Cement mortar bed (14). Timber wall plate (15). Aluminium trim (16).
Separating wall: Storey height room size approximately 6″ PC panels with shear keys at vertical joints.
Partitions: Storey height 4 3/4″ PC panels seated on a mortar bed.
Ground floor: Concrete.
First floor: PC floor slabs.
Ceilings: Plasterboard.
Roof: PC roof slabs and asphalt.
