Steel-framed structures are designed with a life expectancy to make them practical to build and use. With proper repair and maintenance it is often possible to extend the life of a steel structured house at a lower cost and with less disruption than would be incurred by total replacement.

We repair steel frames found on cranes, pylons and masts as well as other steel structures but one of our specialities is the repair of Steel Framed Houses (houses built of non-traditional construction). We can also repair damage caused by accident or malicious intent.

Steel-framed houses & Stanchion Repair.
Many steel frame houses were built in the 1960’s with a design life of 50 years, however the BISF House built just after the Second World War, was built as a permanent dwelling, with a similar lifespan to that of a brick house. In the past few years mortgage companies have been alerted to the fact that there may be an increased risk associated with some non-traditional property types, so they sometimes insist on a full structural survey prior to lending.

Often the engineer finds rust on the stanchions which if not addressed could lead to more serious problems. Usually we work directly for the property owner to resolve the issues outlined in an engineer’s report or as part of a routine maintenance plan which is advised for steel frame houses. On completion we provide the client with a certificate that is recognised by mortgage companies for lending purposes.

Repairing domestic steel-framed properties
The repair of a steel frame house requires us to open up the wall externally and sometimes cut holes in the plaster finishes internally to gain access to the frame. With adequate access provided we clean, treat and repair the steelwork as necessary. Together with a chartered structural engineer we have developed an unobtrusive yet effective repair system. Furthermore it is usually necessary to remove cavity wall insulation if present, install vents in the roof if none are fitted and lower ground levels next to the walls to reduce the chance of water reaching the steel frame. As standard we reinstate all brickwork, plasterboard, floor finishes and skirting boards with a first coat of filler applied to plaster surfaces inside. If necessary we can redecorate.

Steel Frame Inspection
When inspecting a steel-framed property it is usually necessary to expose stanchions in the walls to check their condition. The three main methods of gaining access are:

Removing bricks externally
Cutting away panels of plasterboard internally
Using our digital endoscope inspection camera by making a small hole internally or externally.
Our experience of repairing steel frame buildings can help during the process of inspecting a steel frame property to ensure the needs of the engineer are met.

We assist engineers with this task either invoicing the engineer or client as preferred. Access holes are made good once the engineer has completed the inspection and the site is left tidy.

By merging general building techniques with structural and mechanical engineering we are able to undertake more technical work than a standard firm of builders.

Traditional skills and modern techniques

We combine the traditional building trades such as roofing, carpentry, bricklaying and plastering with specialist skills such as metal working, masonry stabilisation and structural engineering to address the more complicated problems affecting a property.

Structural engineering

With our in-house engineering capabilities we are often able to design works at the quotation stage and in situations where a structural engineer is required we can either provide this as part of our service, or work to your engineer’s specification. It is usually possible for us to determine whether a structural engineer is needed from an enquiry over the telephone so if you are unsure or need some advice please feel free to contact us.

Bespoke work
We undertake work on both domestic and commercial property and can complete either just the specialist structural component of the works or the ‘making good’ as well. We are able to incorporate structural repair work into a larger building project as part of our bespoke services.

Guarantee and certification
All work is guaranteed for two years as standard with a longer guarantee available on request. Our Helifix services are guaranteed for 10 years and remedial wall ties are guaranteed for 20 years, both indemnified and backed by the Consumer Protection Association. We aim to minimise any impact our works may have on the occupants of a property and we are happy to listen to a client’s suggestions in situations where there are special requirements.
